There are few things more jarring in life than selling your home. If it was a home that was in your family for many years or only a few, there is so much attached to it. While there is certainly a substantial financial commitment, it is also a collection of memories and life events that resonate for years to come.
No doubt, you have wisely chosen a realtor to guide you through the process. They can offer cogent insight as to pricing and presentation that will provide a smooth and profitable transaction.
Your home has been prepared and entered the market. Despite all the best efforts, it doesn’t sell. No one has even made an offer so, why is that?
Let’s begin with the most obvious problem. The price is too high. A savvy realtor will propose to the seller the most recent data of the home sales in the area that most closely resembles the attributes of your home and craft the offering price accordingly. One dangerous strategy a seller can employ is to base the price on a similar (or not even) property that sold recently in the near vicinity. While there could be similarities drawn between both properties, it is, by no means, a guarantee that it will fetch the same or higher price.
But let’s say that the price is consistent with the market. That leaves the aesthetics and presentation of the property. This can be both interior and exterior presentation. The home could be located on a busy roadway or situated on a lot with an unappealing view. This is a potential drawback for buyers. Homes with unappealing characteristics such as deferred maintenance, strong colors, or stained carpets leave buyers with a negative feeling towards the property and are less likely to propose an offer.
When marketing your home, the ideal strategy would be to first consider how your buyer will see it, not how you feel they should see it. Let it be the property that is seen as the place to enhance and support their lives for years to come.
